For NMLS test-takers, newly licensed LOs & working loan officers

Your license gets you in the door. It doesn't fill your pipeline.

Live and on-demand training for mortgage professionals who want steady income and a book of business that keeps growing.

You can learn the rules of this business in a few weeks. Nobody teaches you how to get the next file.

The SAFE test covers compliance, disclosures, and ethics. Pre-licensing covers the law. Both matter.

But neither one shows you how to talk to a realtor who already has three lenders, how to structure a deal for a self-employed borrower with messy returns, or what to post so people in your city know you do loans.

So you get licensed, get a login and a rate sheet, and hear the same advice everyone hears: "Just make calls."

Feast or famine is not a business plan.

One month you close four loans. The next month you close none, and you don't know why either happened.

That's the part that wears people down. Not the work. The not knowing.

You buy leads that were sold to five other LOs. You chase realtors who only call you when their usual lender drops the ball. You lose a borrower you could have helped because you didn't know which program fit, and the LO down the street did.

Meanwhile, the "training" you get is a sink-or-swim onboarding call and a folder of PDFs. That model burns through good people every year. The problem was never your ability. It was never being shown the whole system.

If nothing changes, next year looks like this year.

Same inconsistent paychecks. Same dependence on whoever feels like sending you a file. Same feeling that you're one slow quarter away from going back to a salary.

You didn't get into mortgage to hope for income. You got into it because you saw what a producing loan officer can build. That's still available to you. It just doesn't happen by accident.

Introducing

Loan Officer Academy

A live training community on Skool that takes you from licensed to producing, and from producing to predictable. Not a course you buy and forget. Classes you show up to, every week.

How it works

The Producer Path

Everything inside the Academy follows five stages. Wherever you are right now, you start where you are and build forward.

01

Know your products

Conventional, FHA, VA, USDA, jumbo, and non-QM options like bank statement and DSCR loans. When a borrower doesn't fit the box, you'll know which box they do fit.

02

Structure the deal

Real scenarios, worked live: debt-to-income fixes, self-employed income, down payment assistance, and when to restructure instead of decline.

03

Market yourself like a professional

Your personal brand, your social content, and the way you show up in your market, so people know your name before they need a loan.

04

Build your book of business

Realtor partnerships, past-client follow-up, and a pipeline you can actually see, so your next month doesn't depend on luck.

05

Make clients repeatable and referable

A client experience people talk about, and a follow-up system that brings them back for the refi, the rental, and their sister's first home.

The schedule

Your first 90 days.

Live classes Monday, Tuesday, and Wednesday at 12 PM ET, starting November 2, 2026. Every class is teaching plus Q&A, and every class is recorded.

Start where you are. New to the business? Start with the Week 1 replays. New or experienced, you can join the live class we're on and catch up on replays later.

Tuesdays at 8 PM ET. We work through the five sections of the NMLS test: federal law, general mortgage knowledge, loan origination activities, ethics, and uniform state content.

After day 90

Weekly live class

Tuesdays at 12 PM ET, with Q&A. A deal breakdown on whatever the group needs more help with, plus new on-demand trainings added as we go.

Here's what's inside.

  • Live classes 3 times a week for 90 days

  • On-demand training library

Every core lesson recorded and organized, so you can learn on your schedule and rewatch before a tough file.

  • Live deal breakdowns

Three full weeks of Deal Desk, then ongoing weekly breakdowns. Bring a scenario. We structure it together, and everyone learns from it.

  • A community of mortgage professionals

Test-takers, new LOs, and experienced producers in one place, sharing what's working right now.

  • Weekly pre-licensing call

Tuesdays at 8 PM ET. Work through the NMLS test sections with support, while you build your business foundation in the daytime classes.

Is this for you?

This is for you if:

  • You're studying for the NMLS test and want to start strong, not start from zero.
  • You've passed and you're looking for training, structure, and a team.
  • You're a newer LO whose income swings month to month.
  • You're experienced and want a steadier pipeline and more referrals.
  • You'll show up to live classes and do the work between them.

This is not for you if:

  • You want someone to hand you leads so you never have to build relationships.
  • You're looking for a shortcut around compliance.
  • You'll join, watch one video, and disappear.
  • You think you already know everything about this business.

Picture your business six months from now.

It's Monday morning. You open your pipeline and can see exactly what's closing this month and what's coming next month.

A realtor texts you a pre-approval request because you're the lender she trusts now. A past client sends her sister your way. A self-employed borrower who got turned down elsewhere is in underwriting with you, because you knew how to structure it.

You're not guessing anymore. You're running a business.

Tashawna Nicole

Your instructor

I'm Tashawna Nicole.

I don't teach you to make more calls. I teach you to build a business people call you for.

I started my career as a financial manager, helping veterans restructure debt and build retirement using real estate. That's where I learned that the loan is never just the loan. It's somebody's plan for their family.

I've spent 13 years in the real estate industry, more than 12 of them in mortgage. In that time I've helped clients access more than $79 million in cash to restructure debt, invest, and set up their retirement, and added $24 million to their families' net worth through real estate.

Today I'm a licensed broker and branch manager leading a mortgage team. I'm also an investor: I built my own real estate portfolio to $1.5 million in five years using the same leverage strategies I structure for clients. I understand the deal from both sides of the table.

I built Loan Officer Academy because I've watched too many talented people leave this business. They weren't bad at it. Nobody showed them the whole system. This is the training I wish every new LO got on day one, and the training experienced LOs keep asking me for.

If you're ready to stop hoping for income and start building it, I'll see you in class.

Questions, answered.

I'm still studying for the NMLS test. Can I join?

Yes. Getting your business foundation built while you study means you can start working the day you're licensed instead of spending months figuring it out.

I already work for a lender. Can I still join?

Yes. The Academy is training. It's for loan officers wherever they hang their license.

I've passed and I'm looking for a team. Is this the right place?

Yes. You'll get the training either way, and you'll see how I run my business and my team up close. Loan officers who join my team get VIP free for as long as they're on the team.

I've been an LO for years. Is this too basic for me?

No. Experienced producers get the most out of the deal structuring sessions, the referral partner system, and the marketing work. Product knowledge is the floor, not the ceiling.

How much time does it take?

For the first 90 days, live classes run Monday, Tuesday, and Wednesday at 12 PM ET. After that, there's one live class every Tuesday at 12 PM ET. Everything is recorded, so come to what you can live and catch the rest on demand.

What if I join after November 2?

Start where you are. If you're new, begin with the Week 1 replays. New or experienced, you can join the live class we're on and catch up on the replays when it works for you.

Where does it happen?

On Skool, a community platform that works in your browser and on the Skool phone app. Classes, recordings, and the community all live there.

What does it cost?

The Academy is $49/month. VIP is $499/month. Both are cancel anytime. Getting on the waitlist doesn't charge you anything; you'll get first access to join when doors open on November 2, 2026.

Which membership is right for me?

If you're studying for the test, newly licensed, or want the full curriculum, start with the Academy. VIP is built for licensed loan officers with deals in motion, because we go into advanced concepts: weekly help on your current deals, a monthly lead generation class, and coaching on building your own real estate portfolio.
